This program offers education and counseling for those who struggle financially to help them achieve long-term prosperity. Our goals are to promote financial literacy and financial responsibility, and increase responsible home ownership. HUD-certified counselors cover topics such as budgeting, mortgage and banking information, credit scores, and savings strategies.

Weatherization Programs - Programs that provide assistance in the form of labor and supplies to help people improve the energy efficiency of their homes and protect them from the elements. The program provides ceiling insulation, attic venting, double glazed windows, weather-stripping, minor housing envelope repairs, low-flow showerheads, evaporative cooler vent covers, water heater blankets, pipe wrap, duct wrap, switch and outlet gaskets, caulking, and other related energy conservation measures. Weatherization programs may have age, income, disability or other eligibility requirements.

Our "First Place" loan program gives first-time homebuyers* the edge they need to purchase a home, 
with cash assistance available.
Our MCC program provides income eligible first-time homebuyers* with an opportunity to reduce the amount 
of federal income tax owed each year they own and live in their homes.
Our “Next Step” program gives first-time homebuyers as well as non-first time homebuyers the opportunity to purchase their own home with higher income limits and purchase price limits. It also gives the borrower the opportunity to receive cash assistance for down payment and closing cost assistance
If you are a qualified veteran, you do not have to be a first-time homebuyer* to qualify for our "First Place" or "Mortgage Credit Certificate" loan programs (above).

USDA Rural Development’s Section 502 Direct Loan Program provides a path to homeownership for low- and very-low-income families living in rural areas, and families who truly have no other way to make affordable homeownership a reality. This program assists low- and very-low-income applicants obtain decent, safe and sanitary housing in eligible rural areas by providing payment assistance to increase an applicant’s repayment ability. Payment assistance is a type of subsidy that reduces the mortgage payment for a short time. The amount of assistance is determined by the adjusted family income.
